Costa Brava TV interview – Housing

On September 28th, we had the visit of Television Costa Brava to the offices of HabitaAa Nuri Cruañas in Sant Feliu de Guíxols. Thanks to her many years of experience and knowledge of the area and the sector, Nuria was interviewed about the demand for rental and permanent housing in the Baix Empordà area.

In addition, the average price of the usual rental contract has fallen between 20 and 40 euros. Currently, the average contract from January to June in the county is 612.57 euros per month.

“In the Baix Empordà the average price is between 495 and 540 euros per month. As for the apartments that are near the sea, they can cost between 900 and 1,000 euros and some houses up to about 1,200 euros per month. However, if the house includes a garage, swimming pool, among others, the price can range between 600 and 650 euros” says Núria Cruañas, owner of the real estate agency HabitAa in Sant Feliu de Guíxols.

For example, in Sant Feliu de Guíxols, the annual average has decreased by 3.4% from the amount of 2008 (574 euros) to that of 2021 (554 euros). This is a municipality in which, in general, families have a low level of income and the demand is usually between 450 euros to 650 euros per month. As for the number of contracts, it has gone from 218 in 2008 to 424 in 2021, an increase of 1.9%. It is expected that this year’s figures will be exceeded.

As for the owners of the properties, in the Baix Empordà they are small owners who currently prefer to rent it all year round or enjoy it during the summer months, especially if it is located near the sea. In any case, from the real estate sector they assure that there is hardly any stock.

“What we find here is that when a property comes out that is good, we immediately find a family or a couple to be able to make a contract. There is practically no stock,” explains Núria Cruañas. She adds that “if we follow this trend, compared to the demand for regular rentals, in order to increase the supply we can call owners that we had previously rented and we can offer them a 5-year lease”.

The profiles looking for a fixed rental are couples who want to emancipate themselves or middle-income families who live in the region. They are also seasonal workers, which makes it more difficult for them to find low-cost housing between May and October.
